Forty were instructed as asset managers to work in-house at Mount Anvil to manage the commercial elements of mixed-use schemes. We were successful in securing Sainsbury’s to enter into a new lease to take 14,000 ft2 along with Pret a Manger to take 2,400 ft2.

Forty co-terminously ran an agreement to forward sell the freehold of the commercial elements and ground rent of the residential upper floors to DTZ Investment Managers at a global price of £29 million.  Due to Forty’s detailed knowledge we were able to secure a final sale price substantially in advance of Mount Anvil’s expectation.

Barking Riverside Development, Essex IG11

Clients: L&Q, GLA, Bellway

11,000 homes along with 700,000 ft2 of non-residential including retail, restaurants, offices, leisure centre and attractions, gyms and cultural attractions.

Providing development consultancy services to support the recent amendment to the planning application by providing a capacity study and non-residential community and commercial objectives report. Commercial agency services are being provided by our in-house agency who act as lead agents on lettings throughout the scheme.

 

City Park West, Chelmsford

Client: Genesis Housing Association

1200 homes along with 120,000 ft2 of mixed use commercial including Grade A offices, retail and restaurants. In-house non-residential partner, overseeing the delivery of mixed use commercial, working with key stakeholders and providing commercial agency services.

The new build office space will see the first delivery of category A grade A office space in Chelmsford Town Centre for over 10 years. Recent letting include a themed restaurant, Grand Central and a Sushi restaurant concept.

Purfleet Regeneration

Clients: Swan Housing, Urban Catalyst, Thurrock Council

Forty have been appointed by the Purfleet Centre Regeneration Limited, in partnership with Thurrock Council, who are leading the regeneration of Purfleet Centre, one of the UK's most exciting urban transformational developments.

The project plans to deliver over 2,500 homes around a new town centre, construction of new community facilities such as a new school and an upgraded rail station together with the development of a state of the art media, film, and TV complex.
